What exactly is Ohoopee Dunes Plantation?
ORP is a 1,400 acre hunting preserve. Owners purchase a 1/30th share in the property, which includes a private, 2-acre homesite for each owner, plus equal joint ownership of the remainder of the property. The property is professionally managed hunting land for the sporting use of the owners and their invited guests.
What do I get for my money?
As an owner at ORP, you get two basic things. First of all, you own a one-thirtieth undivided interest in the entire plantation except for the individual homesites. That makes you a co-owner with 29 others as they buy into the project. Secondly, you get free and clear title to a 2 Acre home site.
Am I allowed to build anything I want on my home site?
There are covenants regarding the property which are on file with the Johnson County government. Contact us for more information about the covenants.
What other financial obligations are there?
Each owner pays one share (one 30th) of the maintenance costs which are estimated based upon our experience in the project. These costs for full maintenance and game management are less than $4000 per owner per year.
Are there regulations regarding hunting?
Ohoopee Dunes Plantation is a conservation community and we have more than enough game and land to provide seasonal hunting for Deer, Duck, Dove, Quail and Turkey. Contact us regarding our hunting regulations, which are simply there to make sure that hunting parties do not interfere with or endanger others. These regulations also ensure that all owners use the property in a manner that will assure bounty for all and promote the growth and conservation of our wildlife.
Can I rent ORP for a hunting or fishing event?
No. The ORP Ownership Covenants specifically prohibit renting or leasing any part of ORP. Contact us for more information about our covenants.
Can a corporation own an interest?
Yes, provided it agrees to act like an individual owner. In other words, a family might invite guests to hunt and enjoy the property; likewise, a corporation may do the same; however, an individual corporate representative must be designated who can invite guests, and those guests must observe the same rules as those of an individual owner. Any corporate owner must be a small, privately held corporation who would not be able to “take over” the hunting preserve with a huge number of guests.
Will there be opportunities for tax savings?
Yes. Depending upon the tax rules at the time, the owners will have an opportunity to place a conservation easement on the property which could result in a tax deduction. While we make no representation as to any such benefits, the plantation has been developed in such as way as to qualify it for a conservation easement, should the owners decide to do so.
